I created my real estate investing business where I exchange deeds/notes for the property.
One creative property I did, was a land contact. It was almost done like lease to own. we paid extra each month towards the lease. And we had a grace period of 25 days each month to be pay on time or we forfeit and it goes back to the owner.
A funny thing happened...we paid extra each month and the owner sold the mortgage to another lender. The owner gave us a coupon booklet that was dated each month. The new company sends us the Deed! So, we stop paying with the coupon booklet. And never paid another dollar. We owned the property free and clear.
